Each opportunity is offered only by the contract holder named in the notice. Aderyn Cadarn LLC does not market contracts held by anyone else. Each notice carries this disclosure from the contract holder: "Assignment opportunity, not a property listing. I hold an equitable interest under a purchase contract for this property. I am not the owner, and I am not a licensed real estate agent. I am offering to assign my rights under that contract for an assignment fee, which will be shown on the closing statement. ARV and repair figures are estimates. Buyers must do their own inspection, title review, and due diligence. Deposits are held by the title company, never by me. Closing will be handled by a licensed title company or closing attorney chosen per deal." We never publish owner names, and we don't offer properties in foreclosure or subject to a lis pendens.

We follow federal, state, and local fair housing laws. Assignment opportunities go to every buyer on the list whose stated criteria match, without regard to race, color, religion, sex, disability, familial status, national origin, or any other protected class.
